The owner was keen to have a very spacious kitchen, meals, family room area (KMF) as the main focus of the house.
There were no unusual demands created by the land except that the rear of the home faces South.
A rear facing backyard often means that any living areas facing the backyard will be confronted by the prevailing cold winter winds.
Therefore, it was important to have the KMF with an Easterly aspect, to catch as much of the morning sun as possible and of course, light. Apart from early morning summertime sun, which can scream into the East side of a home, an Easterly aspect is very sheltered and pleasant.
It was not the best from a Passive Solar Design point of view but with double glazing, it is a thermally comfortable home.
If you elected to have this design, it will be interesting to see what the orientation of your home is and whether this home suits or needs adjusting.
Importantly, the owners also wanted to have the master bedroom close to the front of the home but not directly with street exposure. A large walk in robe was also important along with adequate linen cupboard storage. We did suggest that there be a sliding door from the KMF to the rear bedrooms to help isolate noise but after consideration, the owners preferred an open access.
